3480 Morris Ave (mid-point of Kachemak Drive) Purchased the 2.3 acre property in 2001 as vacant land, It was covered with old-growth beetle-killed old-growth spruce. It was cleared (all trees were dead) and a 12' tall berm was built along the road for privacy: the berm has settled but the row of vegetation still provides privacy from the traffic on Kachemak Drive. Later the entire lot was re-graded and a second culvert was added, so water drains to the road not the bluff - erosion prevention. The house was built in 2003 as a future "guest house". It is a true timber-frame building built by Alaska Timberframe: all joinery is held together with wooden pegs. SIP panels (structural insulated panels) were custom built and shipped from Seattle to cover the entire frame: these panels are highly insulative. Windows in living / dining / kitchen are triple-pane: the house has earned a 5 Star energy rating from Alaska Housing Finance Corp. There are in-floor tubes in the floor but both buildings are currently heated with unit heater(s) fueled with oil. There is a wood stove. The home is cozy and warm. The attached carport keeps vehicles dry. An architect helped design the layout to make maximum use of the space. The downstairs consists of open- concept living / dining / kitchen area with a ¾ bath and stair to the second floor. The home was located back from the bluff and very near the side lot line to leave the best building site available.
