The property does not currently have power, and power is currently about a 1/2 mile away. Because of this fact, the home was set up as an off-grid cabin with batteries, inverter, generator and high efficiency refrigerator (not included). There are washer/dryer hookups in the cabin. For heat there is a 1000 Series Earthstove wood stove that works great. Water to the cabin is provided by your choice of either the 120v submersible pump or the tandem installed non-electric "Simple Pump," which comes right up into the home next to the sink in the kitchen (under the counter). This means as long as the cabin is kept above freezing, your well should never freeze. If you don't want to run a generator for the electric well pump, you can just pump by hand in the warmth of your kitchen. The water has high soluble iron content, so we filter all of our cooking and drinking water. The water system in the home is a single 100 gallon pressure tank, dual whole-house filters, and a brand new Rinnai RL94i on demand water heater (propane). Water currently is plumbed to the clothes washer, laundry area shop sink, bathroom (shower, sink and toilet) and to the kitchen sink. The hand pump currently is not set up to pressurize the house water system, but some simple modifications to the plumbing and it could be used that way. Additionally, the Simple Pump could be modified by purchasing the company's 12v pump assembly and then the hand pump could be run off 12v. For cooking, there is a standard sized propane range/oven (or you could just cook soup or chili on the wood stove). Lighting is all LED, with some shop lights and normal flush mount light fixtures. Because the cabin is situated only about 3 degrees off from true north/south orientation, the home takes full advantage of sunlight when it is available. Even in mid-winter, as long as the sun is up, we get light inside. The cabin was built no wider than 12-feet at any point, since low horizon daylight seems to have a max reach of about 16 feet across an open room. By setting it up this way, even the inside of the north wall gets sunshine when the sun is out in winter. This home is only suitable for someone who has a pioneering and/or adventurous spirit. The home is not complete, so it would need to be finished to suit (i.e. more paint, finish trim, additional wiring possibly, etc.). The main floor is currently protected from wall to wall with loose-lay vinyl flooring. There is an abundance of shelves and storage in spite of the small size. The cabin isn't pretty, but it's fully functional and warm when it needs to be. The home is approximately 640 square feet on the main floor, with sleeping and storage loft space for the entire home. The loft space is divided into three areas, with three different accesses, and can be used for sleeping or storage. There are egress windows in all three loft sections, so sleeping really is plausible and safe. The cabin is built modular in style, with large beams running the length of the home, supported on cinderblocks, stacked on gravel. The roof is a single-sloped "shed roof" style with green, corrugated, asphaltic sheets (called Ondura). The exterior is currently protected with housewrap and needs finishing. The basic stick frame construction is 2x6 at 16"o.c. with R-21 in the walls. The main living area has 2x12 floor joists and roof rafters on 16" centers with R-42 insulation. The smaller, living room section is the same wall construction, with 2x6 floor joists (R-21 insulation) and 2x10 rafters in the roof (R-21 batt insulation with 2" blueboard for about R31 total). The roofs are not hot-roofs; there are air channels to allow for proper air flow over the insulation. The property, located on a maintained gravel road, has about half the acreage in a bog. Though the bog may not be great for building on, it works well as a buffer, snow machine track, moose habitat, sandhill crane habitat, and extra greenery to look at in the summer (the property was burned in the Sockeye fire except the bog, probably because it was too wet to burn). The buildable land is about 12 feet above the bog, which is part of the reason for the great southern exposure; there aren't trees blocking the southern horizon.
