I was browsing the internet this evening looking at what is offered for foreclosure information. There seems to be a lot of sites that offer a foreclosure list that you either have to pay for or sign up to get. A couple days ago I was reviewing data on one such well known site that requires a subscription costing over $20 a month. The data was interesting. It showed 146 foreclosures in the Wasilla area. There were several homes on that list that were under contract and some had even sold over 2 weeks ago. The more I looked, the more inaccuracies there were. Not all the information was bad, but it sure would be frustrating paying for a service like that for incorrect home data.

Search Tips

Do not use too many search options. It is easy to miss out on the perfect property if you make your searches too restrictive. For example, if you need 4 bedrooms and made that a requirement you might miss out on your dream home that has 3 bedrooms and a den that could be used as a bedroom.
Acreage. The majority of properties are less than an acre, so a common search might be .20 which would include lots that are aproximately a quarter acre or larger. Most half acre communities have lot sizes that start around .40 while many subdivsions that are considered acre lot subdivisions have homesites that start around .90. In summary, if an acre lot is important to you, then you would probably want to put .90 in your search so yo would not miss out on the commonly construed acre subdivions.
Additional Features. You will notice the (and) hyperlinked in many of the search options. By clicking on it you can change your search to include or exclude (not) the item. When adding other options you also have the option of (or) which would include any property that had any of the (or) options you searched with.

Early Bird Gets the Worm

The old adage, early bird gets the worm often applies to who gets the good deal when buying real estate. Once a listing is posted it often takes a few days for the property to get viewed. The problem occurs when the property is viewed 2 or 3 days later by more than one potential buyer. If it is a good deal it is common for multiple offers to occur even in our current market.

The quicker you are able to see the property the better your chances are at being able to negotiate a deal before you are involved in a multiple offer situation. One day often makes the difference. You snooze, you loose.
