Smaller Marine Railway: Railway was originally constructed in 1928 by Olaf Hanson Sr. This Railway has been in continuous operations since then. The winch is electric. Regular and routine maintenance has been done, and railway is still operational. Rail will haul boats up to 25 tons, 45 feet long and 25 feet tall from keel to mast top. Can haul most vessels on anything over a 13' tide. Larger Marine Railway: Railway was constructed in 1978 by Olaf Hanson Jr. Railway has been in continuous operation since then. Rail currently needs repairs and cradle needs some replacement steel. Winch is electric and fully functional. Capacity when fully repaired is up to 70 tons, 65 feet long, and 50 feet from keel to mast tip. Can haul most vessels on anything over a 13' tide. The roof supports were rebuilt about 2013. Main shop is 40' x 70' with a covered walkway around the building and a pier in front leading to the private dock. Tools are not included in the sale. Shop was built from the ground up in 1983 after a fire. It is solidly built and well insulated, with doors on the north, west, and south sides, and large loading doors on the road side. Currently driving into the shop is not an option, but that could be easily changed. Half of the shop space has 16 foot ceilings, and half has 8 foot ceilings. There is also an office built off the main shop on the ground floor that measures about 10' by 12'. Shop has two large electrical panels, with 220 single phase and 220 three phase outlets. Dock is approximately 16' by 40' with a heavy duty aluminum ramp. There is a 8 feet of water on the face of the dock at 0 tide. Main residence is located above the main shop. Residence is 1600 square feet of living space with three bedrooms and one and 3/4 bath. The residence was added to the shop building in 2021. It has separate electrical sub-panel, but not a separate meter. The house has a dedicated entrance on the Case Avenue side with a covered porch. House has electric heat and a propane cookstove, with propane on-demand hot water. One bedroom rental house is a separate building between the larger marine railway and Case Avenue. The overall footprint is 18 feet by 30 feet, with a large attic, though no true second story. The house has one bedroom and 3/4 bath. It includes a sub-panel for electricity, but no separate meter; heat electric, and hot water is a 50-gallon electric heater. The cookstove is propane, and there is a dishwasher. The rental building was constructed in 2013. Rent for this structure would be around $1,000 a month with utilities included. On the north end of the property, there is a container van with a lean-to built off of the side. The lean-to is currently used for lumber storage, and the container van is used as a dry cabin space with a sliding window at the far end. Power and heat are provided via a cord from the shop with no additional sub-panel. The container is easily moveable. There is also a drive-down beach access on the north end of the property, but one would have to move the container c=van or the lean-to to access it.
